If you’ve been waiting for the Niagara housing market to wake up from its winter slumber, the March numbers are in—and things are officially blooming! We’ve crunched the data from the start of 2026 and compared it to last year to give you the high-level view of what’s happening in our backyard.
Here is everything you need to know about the market right now:
1. Sales are Heating Up! 📈
The volume of homes changing hands is on a steady climb. We’ve seen a significant jump in activity since the start of the year:
January 2026: 335 sales
February 2026: 386 sales
March 2026: 460 sales
While March 2026 is slightly ahead of where we were last March (457 sales), the momentum is clear. Buyers are out in full force as we head into the peak spring season.
2. Average Sale Prices: Finding the Sweet Spot 💰
The "All-Niagara" average sale price has remained remarkably steady over the first quarter, hovering right around the $628,000 mark for March.
Compared to 2025, we are seeing a slightly more affordable entry point into the market. For context, the average price in March 2025 was $672,221. This slight dip is great news for buyers looking for a bit more breathing room in their budget.
3. Neighborhood Spotlight (March 2026)
Different pockets of Niagara are showing some unique trends. Here’s a quick look at the March "leaderboard":
Most Active: St. Catharines remains the powerhouse of the region with 136 sales in March alone.
Highest Price Tag: Niagara-on-the-Lake continues to hold the luxury crown with an average sale price of $1,068,559.
On the Rise: Grimsby saw a notable price jump this quarter, climbing from an average of $584k in January to $851,222 in March.
Great Value: Fort Erie and Welland remain some of the most accessible spots, with average prices sitting at $553,644 and $572,341 respectively.
The Niagara market is showing a very healthy, "normal" spring rhythm. We have more houses selling month-over-month, and prices are stabilizing in a way that makes homeownership feel a little more reachable compared to the peaks of last year.
